Upon payment of the rental deposit and thereafter these conditions of renting and conditions of occupancy are accepted by the person renting Some Days...Some Nights, Karalyn or Greenlights and by each person occupying during the rental period.
Payment
Payment will be completed by a deposit of 30% of the total price upon booking with the balance payable 10 days prior to arrival. Reservations made within 10 days of arrival will be paid for in full at the time of booking. Prices quoted are in Australian dollars.A secured credit card amount of $500 to $1000 is held for all bookings. This security deposit is not accessed without consultation post booking. In the event of damages/misuse of the property this amount may be used for repair or recompense
Weddings/ Celebrations/ Conferences
An additional charge $150 to $250 is applied for events held at the property
Changes and Cancellations
Bookings are definite once a deposit is received. Changes or cancellations must be notified in writing or by e-mail. Changes to bookings will be accommodated wherever possible. Cancellations more than 10 days prior to arrival will allow a deposit to be credited against a future rental either by the same renter or someone else the renter nominates. Cancellations at any time will allow amounts already paid to be refunded only if the booking can be re-let for the relevant period. A minimum cancellation charge of $150.00 will apply.
Maximum Occupants
Accommodation is strictly limited to the number of occupants agreed in advance with the renter. A rental arrangement can be immediately terminated should this condition be breached. Camping is not permitted in the grounds of the property.
Standards of Behaviour - Residential areas
The properties are in residential areas. Please value and respect the peace and quiet of the neighbourhood. Renters are responsible to ensure that they and their guests abide by standards of behaviour, dress and language that fully comply with the surrounding residential standards. Noise levels must be restrained not only because of the law but to respect the neighbours. If requested by the owner or an agent of the owner the renter will ensure that noise levels are suppressed without delay. The management reserves the right to terminate the occupancy at its discretion should these standards not be met.
Owner's/Manager's Discretion
The owner and/or the manager of the property have the right at their entire discretion to refuse any bookings or to terminate without notice any rental arrangement where in their exclusive opinion occupants are not suitable for the property.
Damage or loss during occupancy
The cost of repairing damage to the property or its contents is the responsibility of the renter who will compensate the owner immediately the damage is quantified and notified. Damage includes breakage or loss from any cause. The renter agrees that in the absence of other arrangements satisfactory to the owner, the owner may charge the quantified amount to the credit card used for reserving the acommodation. The owner and manager reserve the right to require a security deposit, which, if required, will be returned within 7 days after departure. The amount to be returned will be after deducting the cost of repairing any damage to the property or its contents that might occur during the rental period.The renter and each occupant agree to leave the property immediately and without compensation should any willful abuse of the property or its contents occur.
Occupiers' Risk
Those renting and occupying do so entirely at their own risk. No responsibility is accepted by the owner or the manager for any injury, loss or damage incurred. No insurance is provided on behalf of guests' property. Guests are advised to make all necessary insurance arrangements on their own account.
Pets
It is not advisable to bring pets however domestic pets may be admitted on the basis of specific arrangements made in advance with the manager. In no circumstances will pets be allowed inside any of the properties. None of the properties have secure boundary fencing which means that animals can wander out and also other animals may wander in. All pets are brought at the occupier's own risk.
Smoking
All properties are non-smoking establishments. Smoking is only permitted in the garden areas. No cigarette butts are to be left in the garden.
Due Care
Those renting and occupying acknowledge that they will at all times take good and proper care of the property and its contents and agree to report immediately to the manager any damage arising. They also agree that they will leave the property and all its contents clean and tidy on departure.
